The investment seeks to provide above average current income and long-term capital appreciation. The fund normally invests at least 80% of the Portfolio's assets in equity securities of companies in the U.S. real estate industry. The equity securities in which the fund may invest include common stock, preferred stock, convertible securities, depositary receipts and rights and warrants. It focuses on REITs as well as real estate operating companies ("REOCs") that invest in a variety of property types and regions. The fund is non-diversified.

The fund employs an indexing investment approach designed to track the performance of the MSCI US REIT Index. The index is composed of stocks of publicly traded equity real estate investment trusts (known as REITs). The adviser attempts to replicate the index by investing all, or substantially all, of its assets in the stocks that make up the index, holding each stock in approximately the same proportion as its weighting in the index.
