The investment seeks total return through a combination of capital appreciation and current income. The fund pursues its investment objective by investing, under normal circumstances, at least 80% of its net assets in equity and debt securities of real estate-related companies. Such companies may include those in the real estate industry or real estate-related industries. These securities may include common stocks, preferred stocks, and other equity securities, including, but not limited to, real estate investment trusts ("REITs") and similar REIT-like entities, such as foreign entities that have REIT characteristics.
The investment seeks investment results that correspond generally to the price and yield (before the fund's fees and expenses) of an equity index called the FTSE EPRA/NAREIT Developed Index. The fund will normally invest at least 90% of its net assets (plus the amount of any borrowings for investment purposes) in common stocks or in depositary receipts representing securities in the index. The index is modified market cap weighted based on free float market capitalization and tracks the performance of listed real estate companies or real estate investment trusts ("REITs") in North America, Europe and Asia.
The investment seeks total return. Under normal market conditions, at least 80% of the fund's net assets will be invested in income-producing common stocks and other real estate securities, including real estate investment trusts ("REITs"). It invests in securities of issuers from at least three different countries (including the United States), with at least 40% of the fund's net assets invested in foreign securities. The fund may invest up to 20% of its net assets in debt securities of any rating or maturity, including high yield debt securities (otherwise known as "junk bonds"), that are issued or guaranteed by real estate and other companies.
